Our PAC Process
Thoughtful planning. Confident building.
Great homes begin long before construction. Whether youβre planning a custom home, a major renovation or an extension, the decisions made early in your project can have a significant impact on the final result.
At TW Builders, we believe a successful build begins with a well-considered plan.
Thatβs why weβve developed our Pre-Construction Agreement (PAC) Process, a collaborative approach that brings together your vision, design and budget before construction begins.
By working alongside you and your architect or building designer from the outset, weβre able to provide practical building expertise, cost guidance and thoughtful advice as your plans take shape.
Our aim is simple: to ensure your home is beautifully considered, realistically budgeted and thoroughly planned before we begin building.
A better way to begin
One of the biggest challenges when building or renovating is discovering that a completed design sits well beyond the intended budget.
We believe the builder should be part of the conversation long before construction begins.
Through our PAC Process, weβre involved during the design and planning stages, providing guidance on construction costs, materials, building methods and practical considerations along the way.
This allows us to explore opportunities, refine the details and make informed decisions together, before significant time and money are invested in final documentation.
The result? A thoughtfully developed design, a realistic construction budget and a clearer pathway to bringing your home to life.
The Benefits of Our PAC Process
-
Understand the likely construction costs as your design develops, allowing you to make informed decisions and keep your project aligned with your budget.
-
We work closely with you, your architect or building designer and the relevant consultants to ensure every aspect of your project is considered.
-
From site conditions and structural requirements to finishes and fixtures, we work through the important details before construction begins.
-
Comprehensive documentation, carefully considered selections and detailed pricing help minimise unexpected costs and variations during construction.
-
With a clear plan, open communication and a team who understands your vision, you can move into construction feeling informed, prepared and confident.
How Our PAC Process Works
Every home is unique, but our approach follows a clear pathway from your initial ideas through to construction.
-
Our journey begins with getting to know you and understanding what youβre hoping to achieve. Following your initial enquiry, weβll arrange a complimentary site consultation to discuss your ideas, priorities and budget, and explain how we can help bring your vision to life.
-
If weβre the right fit for each other, we formalise your Pre-Construction Agreement, which sets out exactly whatβs included. We then bring your architect or building designer on board. If you donβt have one yet, weβll recommend a designer who suits your project and style.
-
Working alongside your architect or building designer, we help shape your initial ideas into a considered concept. During this stage, we provide practical building advice and preliminary cost guidance, helping to ensure your design and budget remain aligned.
-
With your concept plans developed, we prepare a construction budget estimate to provide a clearer understanding of the anticipated costs. This is an opportunity to review your design, explore alternatives and make any necessary refinements before progressing further.
-
Once youβre comfortable with the design direction and budget, we move into the finer details. We coordinate the required consultants and documentation while helping you work through material, fixture and finish selections. Taking care of these details early allows us to prepare more accurate pricing and minimise decisions left unresolved during construction.
-
With the design finalised and selections confirmed, we undertake a comprehensive pricing process using quotations from our trusted trades and suppliers. Weβll then walk you through the completed pricing and prepare your fixed-price building contract, ensuring you have a clear understanding of whatβs included before construction begins.
Understanding Your PAC AgreementWe believe good planning deserves the same care and attention as the build itself.
Our PAC Process is a paid service because it involves much more than simply preparing a quote. Itβs a collaborative process where we invest our time, knowledge and expertise into developing your design, understanding your budget and working through the finer details of your project.
By engaging us early, youβre receiving dedicated guidance throughout the design and planning stages, helping to identify potential challenges, explore cost-effective solutions and make informed decisions before construction begins.
We see pre-construction as an investment in getting your project right from the beginning. And if the budget estimate doesnβt work for you, you can stop there with nothing more to pay.
Pre-construction fees vary depending on the scale and complexity of your project. Weβll explain the process, inclusions and associated costs during your initial consultation.
